"JUNIPER HILLS"




Juniper Hills is the latest extension of the Sage Valley Community, located in Witch Well Ranches, in west central Arizona, near the border of New Mexico, about 30 miles south of Interstate 40. It is about an hours drive to Gallup, New Mexico for all your shopping. The lots have great access as they are only about 3 to 5 miles from paved highway 191.









These lots are part of the Witch Well Ranches Subdivision. This ranch was divided into 40 acre parcels 20 or more years ago. Recently these 40 acre parcels have been divided into 5 acre parcels. The numbering system, 19,134,135 are the numbers of the original 40 acre parcels.





This part of Arizona has 10 to 20 foot high trees as seen in the photos. There are graded roads to many of the lots. As can be seen from the detailed map, several lots have frontage directly on the roads and several lots have deeded right of ways.





The altitude is about 6000 feet. This gives a good compromise between summer heat and winter cold. Lots of sunshine.





Apache County in Arizona does not require a well to be drilled in order to build. Many people haul their water in that part of Arizona. Usually one trip a month to fill a thousand gallon tank on a trailer. I think there are also water delivery services. I have a well on a nearby lot that may be available for everyone to use if it has sufficient flow and good water. It may be a year or more before I know the details on this well.





I am expecting to put a very simplistic set of CCR's on these lands similar to Phase II in Sage Valley. To see these CCR's click on the CCR button and page to the bottom. There will be several changes towards simplicity.





The biggest difference between Sage Valley and Juniper Hills is the mountains. Sage Valley is in the Shoshone Mountains as seen in the photos. Juniper Hills is much flatter terrain and probably a bit warmer overall. The elevation is almost the same, about 6000 feet. Lots of sunshine in either place.





Other differences are that most of the lots here have trees and there are folks living here already. There are a few other houses in the area so it is not as remote feeling as Nevada. The trees give privacy from the other homes. For example there are 3 or 4 other homes spread along 2 or 3 miles of the road in front of lots 134 and 135. Not a high density by any means.

These 5 acre lots will be for sale at a price of $8,900 each. This includes a recent survey. Terms are available for these lots.

I will have a few 2.5 acre lots available for the price of $5,900.00.



Note that these numbers 19, 134 & 135 are based on numbers assigned during the original division of the Witch Well Ranch into smaller lots.



Following terms are available for the 5 acre lots:

WITH $3,900 DOWN

the balance of $5,000.00 can be paid at
$100.00 per month for 5 years. (7.42% interest)


WITH $1,900 DOWN

the balance of $7,000.00 can be paid at
$150.00 per month for 5 years (10.37% interest)

OR
the balance of $7,000.00 can be paid at
$115 per month for 8 years (12.32% interest)



The following terms are available for the 2.5 acre lots:

WITH $1,900 DOWN

the balance of $4,000 can be paid at
$100.00 per month for 4 years. (9.24 % interest)



I will hold a contract of sale and release the deed when the property is paid in full. No prepayment penalties.



The closing costs to purchase a lot are $200.00. This includes the preparation of the deed, the preparation of the contract of sale and the recording fees. It does not include any abstract search fees or title insurance fees or any other legal fees.
